In London, the access survey comes before the model shortlist

A garden may have enough space for a sauna and still be unreachable by an assembled cabin. Terraced houses, basement routes, internal passages, controlled parking and gardens enclosed by neighbouring property can make delivery the defining issue. Measure from the public road to the base, including doors, ceiling heights, corners, steps and temporary obstructions.

Where mechanical lifting is considered, do not treat a crane as a simple delivery accessory. The lifting contractor must assess the unit weight, reach, street set-up, ground bearing, permits and the route over buildings or neighbouring land. A modular sauna may be more practical, but it needs a protected assembly area and a clearly allocated installer.

Use every square metre twice on the drawing

First draw the cabin footprint. Then redraw it with the door open, roof projection, steps, electrical isolation or firing zone, ventilation and maintenance access. Add privacy screens at their finished thickness. This second drawing shows whether the chosen corner can actually function.

Glazing can make a compact room feel generous, yet at night it affects privacy in both directions. Sit at the proposed bench height and assess neighbouring windows and paths. A smaller, carefully framed window may produce a calmer room than a full glass wall facing a fence.

Electric heating is often simpler, not automatically simple

An electric heater avoids fuel handling and a chimney, which can reduce conflict on close urban sites. It may still require substantial electrical work. The selected heater, controller, lights and future garden loads need a competent supply assessment. Long cable routes, restricted consumer-unit capacity and listed or leasehold property constraints should be discovered before production.

A wood-fired sauna requires a compliant stove and flue design, safe access and checks for smoke-control, nuisance and planning at the exact address. Do not assume that a small stove is exempt from local obligations. Nearby windows and the way the chimney is seen from surrounding properties matter.

Ownership and tenure can change the approval route

Planning permission is only one question. Leasehold terms, freeholder consent, conservation controls, listed-building status, covenants and shared access may also apply. Ask the relevant authority and property advisers about the full proposal—including base, flue, services, enclosure and access—not merely a “small garden building”.

Keep written approvals and electrical or chimney records with the product documents. They are useful for insurance, maintenance and any later property sale.

Make the sauna convenient enough to use on a weekday

A short, illuminated route, dry threshold and towel storage can matter more than an extra decorative feature. If users must cross a kitchen with wet feet or carry fuel through the house, the operating routine will shape how often the sauna is used. Design that journey before ordering.
