Treat wind exposure as a design input

Newcastle, Tyneside and nearby coastal areas can place a sauna in persistent wind-driven rain. The exact exposure varies by site, so record the open directions, shelter and distance from the coast rather than relying on a city label. Roof edges, external fixings, doors and chimney components should be specified for the real location.

Coastal sites need particular attention to approved corrosion-resistant fittings and maintenance. “Stainless” alone is not a complete specification. Ask what grade and finish is used where components are exposed, then follow the cleaning and inspection guidance.

Place the entrance for winter use

Orient the door and landing so a gust does not make entry awkward or send rain directly into the threshold. Provide a lit, non-slip route to the house and a dry place for footwear. A changing area can be more valuable than extra hot-room capacity when the sauna is used through a North East winter.

Screening can improve comfort, but it must not block ventilation or trap damp air against the cladding. Leave enough room to inspect and maintain the weather side of the building.

Wood-fired and electric heaters have different exposure questions

A wood-fired system requires an approved stove and flue arrangement, safe clearances, floor protection and a terminal suited to the installation. Wind can affect chimney performance, so use the manufacturer’s specification and competent advice; do not alter terminal height or add improvised cowls. Check local smoke and nuisance requirements.

Electric heat avoids a chimney but needs a supply assessment and outdoor cable design. The heater must be matched to the final room volume and glass area. Controls and isolation should be positioned for safe operation without standing in an exposed or wet area.

Access from street to garden determines the delivery form

Terraces, rear lanes, walls and stepped plots can rule out a fully assembled cabin. Record the smallest opening and every change of direction. For sites outside the city, also show lane width, turning space, weak bridges, overhead trees and soft verges that could affect a large vehicle.

Agree the transport vehicle, unloading point and onward movement before ordering. A crane or telehandler is a separate engineered lift and should be planned by its operator from the confirmed packed weight and dimensions.

• External timber system and exposed-hardware specification
• Delivery, unloading and assembly boundaries
